Property | 2 bedroom apartment in Entrecampos | Lisbon, Alvalade
Highlights | The apartment has 175 m2 of gross private area (147 m2 of usable area), an 80 m2 terrace (for a total of 255 m2) and is sold fully furnished. It was refurbished between 2019 and 2022, having been completely renovated from the beams that support the floor to the beams that support the ceiling, including structural reinforcement, thermal and acoustic insulation, electricity, water, sewage and ITED.
The work was licensed by the Lisbon City Council and a Housing License was issued in August 2022. This intervention made it possible to combine in a single space the beauty and charm of a building over 100 years old, with the convenience and usability of a modern apartment, with energy efficiency of B and meeting (and far exceeding) the legal requirements for new buildings in terms of acoustics (60db or more with the neighbors, when the requirement is 50db and 48db with the outside, when the requirement is 33db).
This 1920s building, with its Art Deco design, is listed on Lisbon's Municipal Architectural Heritage List. It underwent a major intervention in 1998, under the "Recria" program (in which it was ranked 1st), which promoted its rehabilitation.
State-of-the-art building materials were used, such as Knauf Acustik plasterboard, 100kg/m3 Isover Tech Slab MT 5.1 rock wool or MAD 4, Fonodan 900 and Sonodan Plus, from Danosa. Noble materials were also used, from the solid oak flooring and the Imperador and Estremoz white marble, to the bathroom and kitchen wall coverings in Linea Prestige Calacatta by Margrés, and the kitchen worktops in Dekton and the bathroom worktops in Silestone. All the windows are Gealan, made of PVC and double-glazed, with A+ efficiency.
The moulding on the walls, ceilings and crown moldings was handmade in plaster and applied by hand by plasterers with over 50 years' experience, who have done restoration work in theaters and other historic buildings, such as Quinta da Regaleira, for example.
The bathrooms are by Armani Roca, the kitchen by the Italian brand Miton Cucine and the crystal and gold-plated lamps by Castro Lighting. The kitchen is fully equipped with Miele: hob, microwave, oven, fridge and dishwasher; and the living room has a Sony OLED TV with 77'' 4K Ultra HD and a Sony soundbar and subwoofer, as well as a Chateau d'Ax leather sofa.
The apartment has an armored door, video intercom and alarm, Daikin air conditioning in the bedrooms, living room and office and a Daikin VAM500J heat recovery fan, which allows the air in the house to be renewed (there are fans in every room of the house) without opening the windows and being exposed to pollution, maintaining the interior temperature level and controlling humidity. A Daikin heat pump with a 300-liter tank is installed for domestic hot water.
The terrace has a deck in solid Ipê wood, automatic irrigation, two sunshades (4m x 4m each) from the Italian brand Crema Outdoor, Italian sofas and tables from Nardi and a large Big Green Egg, with lighting built into the deck, as well as electrical sockets and internet plugs.
The rehabilitation of the house was monitored on a daily basis by the owners, who had no intention of selling the house when they rehabilitated it and planned to live in it for many years, but the family has grown and they will have to move to a larger house.
It has 1 parking space in the building next door, with a lease, which can be left for the buyer if they wish.
